Small lot subdivision is the process of dividing a single parcel of land into multiple smaller lots to build housing like townhomes on smaller lots. These lots are typically 2,000 - 3,000 square feet.

Senate Bill 684 (2023) and Senate Bill 1123 (2024)

AB 803 allows for certain properties to be divided into smaller lots for single family style homes in areas where normally only multifamily or apartment style homes are permitted. These developments are still required to get discretionary approval as they would normally.

SB 684 and SB 1123 allow for certain properties to be divided into up to 10 smaller lots for each. These developments are not required to get discretionary approval as they would normally. They still must meet typical health and safety requirements.

The County is looking to build more housing in areas that are near services and amenities, accessible by transit, and have connections to roads and utilities.

Minimum lot size the smallest amount of area that lots or building sites must meet before they may be developed. 

Some common minimum lot sizes in the unincorporated area include 6000 sq ft, 15,000 sq ft, 0.5 acre, and 1 acre. These were established to maintain rural character, but can prevent small lot subdivision and the development of smaller, “starter” homes.

Smaller homes like duplexes, triplexes, and townhomes are being considered.
